Dubai Distress Properties was founded in 2010, in the aftermath of the global financial crisis that produced the deepest correction in Dubai's modern property history. Prices had fallen 50–60% from their 2008 peak. Banks were foreclosing on tens of thousands of properties. Developers were in payment plan default. And a small number of well-capitalised buyers were quietly acquiring assets that would go on to deliver extraordinary returns as the market recovered.

Our founders were among those buyers — and they recognised that the information gap was the real opportunity. Distressed deals existed in every cycle, but they were invisible to most investors. Our brokerage handles the complete transaction from first contact to title deed transfer — MOU drafting, NOC processing, DLD registration, and post-transfer documentation. Our sourcing relationships — with bank disposal teams, court receivers, developer finance departments, and private seller networks — mean most of our inventory never reaches portals like Bayut or Property Finder. By the time a distress deal is publicly listed, the best buyers have already moved. We give clients first access.

Verify Before Presenting

Before any deal reaches a client, it undergoes three-step verification: independent market valuation by a RERA-certified surveyor, DLD comparable transaction analysis for the preceding 12 months, and title deed clearance to confirm no encumbrances, caveats, or outstanding charges. We do not present deals with unresolved legal issues.
